How Long Does It Take to Build a Modular Home?

Most Miller Built Homes customers go from signed deposit to move-in in about six months. That's often faster than a traditional stick-built home on site. Your home is built in a controlled factory while your lot is being prepared, so two big jobs happen at the same time instead of one after the other.

We build with Heckaman, Ritz-Craft, Cavco and New Era. Every home is built to the same building codes as a site-built house, just indoors, out of the Ohio weather.

Step by step: deposit to move-in

1. Pick your plan and options (2 to 4 weeks). Choose a floor plan from one of our four manufacturers, then work through layout changes, finishes and upgrades with our team. Most plans can be customized heavily.

2. Site visit and final quote (1 to 2 weeks). We look at your lot for access, utilities, well or city water, septic or sewer, and foundation needs. You get an all-in number for the home and site work.

3. Deposit and financing (2 to 4 weeks). You place your deposit and lock in your construction loan. Your lender orders the appraisal.

4. Engineered plans and permits (3 to 6 weeks). The manufacturer finalizes the engineered drawings. We pull county permits, and septic approval if you need it.

5. Factory build (4 to 8 weeks). Your home is built in sections on the factory floor, with inspections along the way.

6. Site prep and foundation (at the same time as step 5). Excavation, footings, foundation, utility runs and driveway access happen while your home is being built. This overlap is where most of the time savings come from.

7. Delivery and set (1 to 2 days). The sections arrive by truck and a crane sets them on the foundation. Most homes are under roof the same day.

8. Finish work (4 to 8 weeks). Our crews join the sections, connect utilities, finish the seams, and complete porches, garages and any site-built additions.

9. Final inspection and move-in. The county signs off, you do a walkthrough with us, and you get your keys.

What can slow a build down

Plan changes after the order. Changes once the factory has your order can push your build slot back.

Permits and septic approval. County review times vary, and rural lots needing a new septic system usually take longest.

Financing delays. Appraisals and loan approvals that drag can hold up the factory order.

Weather during site work. Ohio winters and wet springs can slow excavation and foundation work. The factory build is not affected.

Lot surprises. Rock, poor soil or long utility runs can add time. We look for these during the site visit so they're in your quote, not a surprise later.

How to keep your build on schedule

Finalize your plan and options before you place the order. Get pre-approved for a construction loan before your site visit.
